Aeion ships all of this — same database as your finance ledger + CRM + maintenance ops. For property managers handling owner-listed inventory: there's no dedicated owner-statement/payout automation yet — that's a real gap for multi-owner PM operations today (see below). Replaces Hostfully + Guesty for single-owner/direct operations; pairs with them (or a manual process) for multi-owner portfolios until owner statements ship.

Hostfully + Guesty are mature VR-specific platforms with deep listing-management UX. For >100 listings, they may still have the edge in pure VR workflows. Aeion wins on broader OS integration (finance + CRM + commerce in same DB) and is competitive in pure VR ops for 1-50 listings.
Aeion's portal module supports custom booking sites with your branding. Booking engine connected to PMS; payments via Stripe/Adyen; SEO-friendly.
The tax engine handles this per-jurisdiction; Aeion collects on your behalf for direct bookings. For OTAs, the marketplace facilitator law (US) often means Airbnb/Vrbo collect + remit; Aeion respects this.
Aeion tracks damage incidents; insurance claims live in Airbnb's AirCover / Vrbo's protection. For direct bookings, you typically require a security deposit (collected via Stripe SetupIntent).
Job ordering for a cleaner handling multiple units is floor-based today, not full multi-stop TSP route optimization. Route-optimization is present as a configuration flag but the underlying algorithm is simpler than true TSP.

Aeion has real digital-key integrations for Salto / ASSA ABLOY / Dormakaba (hotel-grade lock systems). Consumer smart-home brands common in vacation rentals (Latch, August, Igloohome, Schlage, Nest, Ecobee, Ring) have no verified native integration today — treat this as a gap, not a shipped feature.
Aeion stores per-listing registration numbers + permit info as custom fields. Local-regulation tracking + reporting where required. We don't navigate regulations for you; we keep records auditable.
Not a built-in field today — no pet-fee/pet-count/breed-restriction fields exist on the rooms collection. Model this as a custom fee line item or a custom field until a dedicated field ships.
